Let's Talk About Digital Mortgage

The mortgage industry has become increasingly digital, giving consumers more ways to research lenders, compare options, submit information, and move through portions of the mortgage process online. Digital mortgage technology can make the experience more accessible and efficient, while lenders still need to maintain responsible underwriting, consumer protection, and fair lending practices.

How Digital Mortgages Are Changing the Mortgage Process

Traditionally, mortgage processes often required customers to visit a bank or lender in person and complete a time-consuming process involving significant paperwork and multiple interactions.

Internet-based platforms and digitalization have made many parts of the process easier to complete remotely. Today, consumers may be able to research mortgage products, submit applications, provide documentation, receive disclosures, communicate with lenders, and track portions of the process online.

A digital mortgage does not necessarily mean that every step of a mortgage transaction is completely automated or paperless. Credit evaluation, income and asset verification, property valuation, disclosures, underwriting, and other requirements may still be part of the process depending on the mortgage product and individual application.

A digital mortgage generally involves many of the same fundamental financial evaluations as a traditional mortgage, but technology can streamline how information is submitted, reviewed, communicated, and processed.

Depending on the application and mortgage product, the process may include reviewing credit information, income, assets, existing debt, debt-to-income ratios, property information, and other factors used to determine eligibility and loan terms.

Automated underwriting systems and other technology can assist with portions of this process, but lending decisions remain subject to applicable requirements and the policies of the lender and mortgage program.

Digital Mortgage Customers Still Need Human Support

As consumers become increasingly comfortable completing financial transactions online, mortgage organizations continue to invest in digital applications and remote customer support.

Even when an application begins online, borrowers may still need assistance understanding documentation, account information, payment questions, application status, servicing issues, or other parts of the mortgage process.
